Located at the epicenter of California’s life science and technology industries, Britannia Cove at Oyster Point is a waterfront, 20-acre, multi-building, multi-phased, research and development campus. Known as The Cove, it is also the first new multi-tenant life science development in South San Francisco in more than a decade and the only mixed-use development of its kind in the Bay Area.
The Cove was designed by DES Architects + Engineers, Inc. for HCP, Inc., the largest life science property owner in the Bay Area and a recognized global leader in sustainability. Demonstrating this leadership, the entire project is pre-certified LEED Silver. It includes office, research and development space, a full-service hotel, a café, retail space and parking, plus a six-acre central green space with an amphitheater and sporting/gaming areas, and access to the Bay Trail.
General contractor Hathaway Dinwiddle Construction Company began the three-phase construction in 2015. All three phases are expected to be completed in 2020. At that time, the campus will comprise more than 1 million square feet of space across seven buildings. With the exception of the nine-level parking structure, each building will be four to five stories.
Before the end of this year, four buildings and the parking structure will be open. For all five, Quality Metalcrafts fabricated a custom-perforated metal AMERICLAD® Plate Wall Panel System finished by Linetec. A pewter color was selected for the majority of the 3,300 panels and column covers. Accent panels and components were painted in Champagne Bronze.
For the highest level of performance in the California sun and seaside salt spray, Linetec applied a three-coat Duranar® XL 70% PVDF resin-based fluoropolymer liquid painted coating. These finishes exhibit outstanding resistance to humidity, color change, chalk, gloss loss and chemicals. Applied under Linetec’s stringent factory-controlled processes, these finishes meet the American Architectural Manufacturers Association’s (AAMA) 2605 industry standards, as well as minimize buildings’ maintenance costs and maximize long lifecycles.
Supporting The Cove’s LEED certification and environmental goals, Linetec captures the liquid paints’ volatile organic compounds (VOCs) content using a 100 percent air capture system and safely destroys the VOCs with a regenerative thermal oxidizer. Linetec then re-uses its heat energy byproduct to improve process energy efficiency. This process of re-use is completed before the material exits the paint line.
The finished material was shipped to Walters & Wolf for installation. Each building needed at least three different types of 0.125-inch solid aluminum, curved panels. Quality Metalcrafts’ Mike Wallace explains, “There was a level of complexity with a large amount of these panels where there are radius fascia and soffit areas that required a fair amount of layout and attention on our part.”
Brian Avedon, project manager with Walters & Wolf, agreed and noted that the most complex of these were the “potato chip” radius panels that connect to the flared roofs. Aveson has worked with Quality Metalcrafts on many projects over the last eight years. “They’re a good partner,” he says. “On The Cove, we coordinated with them to make sure everything went smoothly. The materials were shipped and sequenced correctly, allowing us to install everything efficiently and to complete each building on budget and on time.”
